Investor capital risks are expected to be carefully managed. First, this investment is in land, so the investment is asset-backed – which places substantial mitigation on the investment risk. Furthermore, as soon as zoning is achieved, the value of the land is expected to rise. There is traditionally a continuous rise in land value as each development stage is accomplished.
Returns are based on projections of lot prices averaging $150,000. This is based on an economic model of comparable sales prices in similar communities.
